YOUNGSTOWN, Ohio (WKBN) – Realtors in Mahoning and Columbiana counties say it’s a good time to sell your home, because they are having a tough time finding enough quality homes to sell.

Typically, fall is a slow time for home-buying in the U.S., but not here in the Valley. Gina Shutrump says August is the slower month.

She is the managing broker for the Howard Hanna offices in Canfield and Salem, and calls the area a seller’s market.

“Buyers want to buy, they just need houses. We need homes on the market.”

Numbers from the Youngstown-Columbiana Realtors Association agree.

The average price of a home in Mahoning County is six percent more expensive than last year. There are also fewer homes to be found with new listings down 16 percent.

Most strikingly, the inventory of homes for sale has dropped 30 percent this year.

While those numbers would show a seller’s market, not all the indicators are that way. The average home in Mahoning County is still listed for longer before it goes on sale.

“What we have is some flying off the shelves within one or two days, but then other ones that are lagging behind, needing improvements,” Shutrump said. “That’s what’s bringing that average to the middle of the road.”

She says it’s a particularly good time to sell in good school districts, like Boardman and Poland. The little details also make a huge difference.

“They want the home to be detailed out, cleaned. You’d be surprised how far cleaning a home goes. Packing before you sell, getting rid of any clutter and also paint. Painting goes very far. You only open once.”

Shutrump recommends that sellers call right away to get their homes on the market.
